The house

Held on the last strip of land before Bolgoda

Addresses of this kind rarely reach the open market. The house stands on ten perches off Old Galle Road, a minute from the lake shore and five minutes on foot from Ramada. Moratuwa town is a kilometre and a half away, Mount Lavinia nine kilometres, and the airport is roughly an hour by expressway.

It is a family house first. Six bedrooms, each with its own balcony, are arranged around two living rooms, a separate dining room and a television lounge. Above them, a sheltered pavilion opens onto an open terrace with the lake and the coconut line beyond.

Architecture

Lime-washed walls, polished teak, cast iron

The elevation is deliberately restrained. Fluted columns carry deep timber eaves over the veranda, cast iron fretwork fills the balcony openings, and every window and door is framed in polished hardwood. Nothing here is veneer.

Inside

Rooms built for height and air

The entrance hall rises to an exposed timber ceiling, with the staircase set to one side and carved fanlights above the doors. Living and dining are separate rooms rather than one open plan, in the way these houses were always intended to work.

Floors are polished porcelain throughout. Ceiling height and cross ventilation keep the interior cool without relying on air conditioning.

Rooftop

A pavilion above the roofline

The top floor is given over to entertaining. A covered pavilion with its own timber roof sits alongside an open terrace, with a service door and power already run. It takes forty people comfortably and looks out over the palms towards the lake.

Potential

A house that earns its keep

The position on Old Galle Road, the width of the access road and the scale of the accommodation give this property options that a purely residential address does not have.

Family residence

Six bedrooms and two living rooms across two floors, with room for extended family and staff, and a rooftop for gatherings.

Boutique guest house

Six en suite or family bathrooms, a lake a minute away and Ramada on the doorstep. The layout suits a small guest house or holiday let without structural change.

Offices or clinic

Twenty foot access, secure parking and a main road frontage a minute away make the ground floor viable for professional use, subject to consent.
